Some of the materials used to build old structures can be harmful to your health. Exposure to such materials is harmful to the health of the workers and the occupants in the building. Asbestos is an example of such materials. If you have a building set up three to five decades ago, carry out an asbestos survey to determine the presence of this hazardous material. The survey will provide the information you need regarding the condition, amount and location of the asbestos. It will also reveal the deterioration of asbestos-containing materials (ACM), helping you plan for remedial action. Systematic Asbestos Survey Inspection

The first step in surveying an old building is ensuring due care so that the surveyors do not miss any of the ACM. An excellent survey team take initiative and be inquisitive to dig as much information as possible. First, the surveyors will tap and prod all the materials rather than assume that certain building sections do not have asbestos. The second step is to decide on a methodology for a more comprehensive evaluation.

For external areas, the survey team can work downwards from high-reach areas towards the lower parts of the structure. They can also work inwards by starting with the periphery. Furthermore, working clockwise from the door in each interior space will suffice for most surveys.

Items to Examine and Record

The key to a successful survey is knowing what to examine and note down for abatement, removal or containment. When the surveyors come across an asbestos-containing material, they will look at its potency. This is the ability of the material to release fibres into the environment and impart bad effects on those inhaling these fibres. Usually, the focus of the surveyor will be on the following items:

Type of asbestos products 

The surveyor classifies the asbestos according to its type and nature. They will go into naming details like amosite and chrysotile. Additionally, the team will also reveal the nature of the asbestos as friable and non-friable.

Location of the asbestos 

It is crucial to earmark the location of the asbestos to assess the risk levels posed to the occupants and workers. The survey highlights if the asbestos is part of the wall panels, rails, attic, insulation or ventilation systems. This location will also determine the methods you will use to manage the risk of asbestos.
